This usually entails taking photos, advertising your property where it will gain most traction, arrange and attend viewings, conduct reference checks, set up the tenancy agreement and advise on an appropriate inventory . With a tenant found, the first month’s rent and deposit are collected and a move-in date is established. All of the administration is then handed back to you as the landlord to easily manage the property.
In some instances, rent collection can form part of the tenant find service. We will collect and handle the legal requirements over protecting the deposit and collect the rent from the tenant. We will also chase up any rent arrears, serve notices and be on hand to advise you should tenants continue not to pay rent. We can help arrange insurance that protects your income in the case of rent arrears.
In this instance we take full control managing all aspects of letting your property. We will correspond with the tenant throughout the tenancy, organising maintenance, inspections, check-in, check-out and any deposit disputes.
