Description

Lowry’s occupies a prominent position on Main Street in the centre of Hilltown, providing the business with a well-established trading location within the village. Hilltown is a popular rural community situated within the Mourne area and benefits from its proximity to Newry, Castlewellan, the Mourne Mountains and the surrounding rural hinterland. The property also benefits from good accessibility and is located close to local bus routes.

The premises have a particularly strong identity and heritage within the local community. Lowry’s has been associated with the Lowry family since 1953 and retains much of its traditional character, with the property comprising a small two-room bar. This established reputation and long trading history are important considerations when assessing the commercial appeal of the business.

From a trading perspective, we consider the business to have good potential for an incoming operator. Its established position within the village provides a natural customer base from the local residential and farming community, while its location within the wider Mourne area offers the opportunity to attract passing trade, visitors and customers from surrounding towns and villages.

There is also scope for an incoming purchaser to develop the existing business further through a refreshed trading model, extended food offering, live entertainment, sports coverage, events and improved use of any external areas, subject of course to the relevant licensing and planning requirements. The presence of an established bar operation and existing customer base provides a solid platform from which to develop turnover and profitability..

In assessing the value, we have taken into consideration the location, trading history, character and reputation of the premises, together with the potential for continued trading and future development by a new operator.

We believe the property would appeal to both experienced licensed-trade operators and purchasers looking for an established community pub business with scope to increase turnover and profitability.
